What happens when an emergency occurs outside normal business hours?
We all know that leaks, burst pipes and other emergencies all have a tendency to occur at the most inconvenient times, but you're not left on your own to deal with such problems.
For blocks where 24 hour staff are employed (e.g. concierges) or there are staff living at the block (e.g. caretakers), those staff are given the emergency mobile telephone number for the relevant Property Manager. Where there is no employed staff at the block, the Directors of the Management Company are given the emergency telephone numbers. Our Property Managers can't all be on call 24 hours a day, but they do try and make themselves available in the cases of genuine emergency (including Christmas Day!).
In addition, we also have arrangements with a number of general contractors that that offer a 24 hour call-out facility to provide plumbers, electricians, locksmiths, carpenters, etc., so that lessees and occupiers of flats under our management can get hold of someone for an immediate emergency repair, so that it doesn't have to wait until the next working day.
Below, you will find 2 emergency contractors on our Approved Suppliers List, who will attend property managed by Lamberts. You won't be asked to make any payment at the time of the call out, but please be aware that if such call-outs are not deemed to be an emergency (i.e. something that could in fact wait until the next working day) or the problem is your responsibility to repair (e.g. a leaking washing machine), you may be charged the cost of the call-out.
