Residential Block Manager required to join our growing team
JOB TITLE Residential Block Manager
REPORTS TO Director of Property Management
MAIN PURPOSE OF JOB
To manage a portfolio of residential blocks, predominantly in North and North West London
HOURS 09.00 to 17.30 Mon-Fri plus additional hours as necessary
MAIN DUTIES
DUTIES
1The management of residential blocks, ranging from small converted houses to purpose built blocks (ranging from circa 3 to 90 units)
2 The management of let and managed residential properties, together with Regulated Tenancies, including the re-registration of fair rents
3 Make regular inspections of properties to check upon the condition of the buildings and grounds and ascertain works of repair
4 Dealing with the day to day management of multi-schedule service charge budgets through to (in conjunction with the accounts team and external auditors) the administration and distribution of year end accounts
5 Liaising with the accounts team, regarding the payment of service charges and other charges. Assisting with arrears collection if required, including instructing solicitors
6 The preparation of annual service charge budgets
7 Direct client contact and attendance at (weekday) evening Board Meetings, Residents Meetings and AGM's. Subsequently preparing, agreeing and circulating minutes, as appropriate
8 Liaising with Directors, Lessees, residents, contractors and others as required, including dealing with telephone calls, faxes, e-mails and personal visits expediently and in a timely and courteous manner. Ensuring that all appropriate people are kept fully informed.
9 Preparing and serving Section 20 Notices in connection with major works.
10 Dealing with the assignment of leasehold interests and the preparation of pre-sale management information packs and enquiries
11 The management of on-site staff at managed properties, including, where necessary, recruitment, disciplinaries, appraisals, management of rosters, etc
12 Ensuring compliance with current Health & Safety legislation
13 Dealing with day to day maintenance issues, including the management of contractors
14 Overseeing insurance claims and associated works, liaising with loss adjusters and others as appropriate
