Properties Managed
We manage a wide variety of residential and commercial property
including multi-let office and retail schemes, prestigious residential blocks, industrial estates, medical,
individual shops and restaurants.
We are able to provide a high level of service to residential management companies and Lessees associations, having assisted in Right to Manage
applications and Freehold Enfranchisement cases. We believe that residential property management requires an increasing degree of professionalism and ensure that
Chartered Surveyors are responsible for all instructions.
Our current instructions, whilst concentrated
in Central London and the Home Counties, cover a wide geographical
area including Bristol, Hull and east coast towns.

Rent Collection
We operate a fully computerized property management
accounting system. Further details are provided in our dedicated
MANAGEMENT ACCOUNTS page.
Demands for rent are raised automatically and sent to tenants approximately
21 days before the due date. Our system provides for arrears letters
to be sent to tenants with reminders usually being sent on the due date
and 7-day letters thereafter.
In the event of non-payment, this is reported
to clients at the earliest opportunity together with a recommendation
for further action to be taken.

Service Charge Administration
For multi-let premises, we implement the service
charge administration in accordance with the lease terms.
Our service includes identifying the services
required for the efficient running of the building, obtaining competitive
tenders for those services, employing contractors and staff and
monitoring supplier's performance.
We prepare service charge budgets which are apportioned to tenants in order to calculate and raise on-account
service charges.
During the year, we demand and collect the
service charges, raised automatically by our computerized property management system. In cases of non-payment, these are brought
to the client's attention at the earliest opportunity with a recommendation
of enforcement action to be taken.

Inspections
We carry out periodic inspections of the property
in order to monitor suppliers performance, identify tenant's breaches
of covenant, and any items of disrepair. The frequency
of inspections is tailored to the type of
property and to each individual client's
requirement.

Maintenance
Where items of disrepair are noted during
property inspections or are brought to our attention by reports
from tenants and others, contractors are instructed to carry out repairs.
Where the likely cost of repairs (except in
emergency cases) exceeds an agreed level, we will obtain competitive
tenders for the work.
Where major works are contemplated or where
a specification is required, these works are referred onto our
Building
Consultancy Division for attention.

Enforcement of Covenants
Where tenants breaches of covenant are identified,
these are reported to the client together
with a recommendation for remedial action.
Where required, we will lease with the client's
solicitors to ensure that the appropriate enforcement action is
put in hand.
Where the breach involves the disrepair of
the property and a Schedule of Reinstatement or Schedule of Dilapidations
is required, then this is referred to our Building Surveying
division for attention.

Licences
We deal with tenants applications for the
Landlords Licence as required under the terms of the lease. Often
this is in connection with the tenant's wish to assign their lease or sub-let
their premises or to carry out alterations.
These applications for Licences are brought
to the attention of the client together with a recommendation. Following
instructions, we appoint the client's solicitor to deal with
the application, subject first to obtaining a suitable undertaking on costs
if provided for by the lease.

Insurance
We ensure that the property is insured in
accordance with the terms of the lease. Cover includes buildings, liability and terrorism insurance together with, if appropriate, engineering and contents insurance.
We demand and collect insurance premiums from
the tenants under the terms of their lease. In the event of non-payment,
this is brought to the attention of the client
together with a recommendation for pursuing the debt.
We deal with the lodging and settlement of
insurance claims up to an agreed level within our management service. The company has obtained FSA clearance to deal with insurance matters.

Rent Reviews & Lease Renewals
Our computerised property management system
identifies forthcoming rent review and lease renewal dates so that
these can be brought to the client's attention in good time and
an appropriate strategy determined.
These instructions are dealt with by our
Landlord and Tenant division.
Following the conclusion of negotiations,
our systems are updated.
