Bank Loan Security Valuations

Asset valuations for investment purposes are one of the divisions main areas of activity. We are able to value both individual properties and portfolios for a wide range of Banks, ranging from the main clearing Banks to smaller specialist finance houses. We pride ourselves in paying individual attention to clients and customers needs.

Our reputation as providers of high quality reports is also acknowledged by many banks who will often contact us at an early stage of considering funding applications. 

 
 
 

Development Appraisals

Acting on behalf of funding institutions or those acquiring development opportunities, we are able to provide full development appraisals and valuations. With our vast experience in Mortgage Valuation and real time market knowledge we can ensure that any development is based upon objective market evidence and correctly specified. 

By maintaining close links with our Building Consultancy Division, the company can provide a full service ranging from initial land valuation and development appraisal to construction monitoring and certification. As a consequence, if requested we can obtain confirm viability and assist in funding, obtain planning permission, specify a scheme, obtain tenders, administer contracts and supervise construction!

Sophisticated computerised appraisal tools, including Circle Developer are used by the Division when considering development valuations.

 
 
 

Purchase Survey

We offer two forms of pre-purchase survey, the RICS Homebuyers Survey and the traditional Building Survey. All our Homebuyer reports are prepared by SAVA accredited Surveyors who have been judged to have substantial survey experience and appropriate expertise. Defects insurance is additionally available to cover unseen or otherwise hidden defects which could not be seen during this type of inspection. Building Surveys are undertaken by the Building Consultancy Division and further information regarding this service will be found elsewhere on this site.

 
 
 

Capital Gains Tax

Valuations at the relevant date for Capital Gains Tax purposes can be prepared and negotiations conducted with the Valuation Office. Our combined experience of the London property market allows us to ensure that this liability can be kept to a minimum.

 
 
 

Lease Extension and Freehold Acquisition

We are experienced in the preparation of valuations required for lease extensions under the provisions of the Leasehold Reform, Housing and Urban Development Act 1993 as amended.

We have assisted both lessees and landlords in this area. Changes in the legislation are monitored closely.

 We are pleased to have assisted many residents in acquiring their Freeholds under the requisite legislation and after service of notice.  We have represented Lessees and Freeholders at Leasehold Valuation Tribunals. Below are a number of reported decisions where the company was represented.

  1. Southwark Bridge Road  (Collective Enfranchisement)

  2. Narrow Street (Absentee Landlord vesting order)

  3. Turnberry, Gleneagles, and Troon Courts 1,  2.  (Two cases acting on behalf of Freeholder involving development potential)

  4. Ellesmere Court (Collective Enfranchisement)

  5. Portnall Road (Vesting order)

These are just some of over 150 cases the company has dealt with.  Our aim is to ensure that in the majority of cases an agreement can be reached without referral to the Leasehold Valuation Tribunal, although where we have recommended this course of action we hope our expertise ensures a satisfactory outcome.

Compulsory Purchase

Valuations for either party to a compulsory purchase order can be undertaken. We have represented parties at the Lands Tribunal in the event of disputes.  Developments in respect of new legislation are being closely followed.

 
 
 

Social Housing

We act on behalf of a wide range of institutions, including Housing Associations and Charities, together with private Trusts. In addition to providing pre-acquisition valuation advice, we are involved in development appraisals, project viability studies and acquisition negotiations.

By maintaining close links with our clients and a knowledge of the Housing Corporation requirements, we provide a valuable independent resource. We are Construction Line registered and accredited.

Right to Buy valuations, ransom strip valuations and advice on all matters relating to leasehold interests form a part of the wide range of valuation services provided to Registered Social Landlords by the company.
